Payment Methods.

We are offering multiple payments solutions at Here Real-Estate Agency with payments supported in both local currency (CNY) and EUR / USD (please note 7.50% additional fee is payment in EUR / USD).

Payments can be made as follows:

  • Alipay/WeChat Pay: by linking your bank card to Alipay and WeChat APP

  • Wise: payment in CNY directly to FlexPals

  • Revolut: payment supported in EUR / USD only (7.50% fee applicable)

  • Cash: payment by cash in the local currency (CNY)

  • Local Bank Transfer: using local Chinese banks in CNY

Security Deposit.

The security deposit is equal to one (1) to two (2) months rental costs, the security deposit shall be made to book the accommodation.

The security deposit is fully refundable at the end of your stay (minus any deductions due to regularization, damages to the property, etc.).

The security deposit will always be refunded in the local currency (CNY).

First Instalment.

The first instalment correspond to one (1) to two (2) months rental costs, the first installment shall be paid at the latest during the check-in of your accommodation with Here Real-Estate Agency following the different payment methods.

Monthly Rental.

The rental shall be paid monthly or every two-months following your lease agreement with the landlord.

The rental payment can be made following the different supported payment methods.

Service Fee.

A one-time agency service fee of CNY2,500 for individual room or 50% of one-month rental (with minimum agency service fee of CNY4,500) for full flat is applicable covering the following:

  • Online and offline visits

  • Contracts drafting in English and Chinese

  • Ongoing support during the duration of your stay from check-in to check-out.

Other.

Late payment fee shall apply for any late payments as per lease contract.

In case of contract renewal please note the following one-time fees:

  • Renewal

    • Less than 6 months: 20% commission (or CNY1,500 for rooms)

    • More than 6 months: 30% commission (or CNY2,500 for rooms)

In case of breaching the contract please note the following one-time fees:

  • Breach of Contract

    • Self replacement: 25% commission applicable of one (1) month rental costs (or CNY2,500 for rooms) to be paid by the new tenant to Here.

    • Agency Support: 25% commission applicable of one (1) month rental costs (or CNY2,500 for rooms) to be paid by the current tenant to Here with additional 25% commission applicable of one (1) month rental costs (or CNY2,500 for rooms) to be paid by the new tenant to Here.

Lease Agreement.

All lease agreement with Here Real-Estate Agency are bi-lingual in Chinese and English and are signed digitally on our platform and are automatically sent to our tenant(s). In addition to the lease agreement, Here Real-Estate Agency will provide: accommodation summary, installation guide, proof of residency and invoice.

Breach.

In the event of breaching the lease contract by the tenant(s), please note the following:

  • Security Deposit: the security deposit will be kept by the landlord in most cases.

  • Notice Period: try to notice as early as possible the landlord to increase your chance of taking back a fraction of your security deposit.

  • Replacement: in the event of early termination, finding a replacement for your lease contract may result in taking part or all your security deposit. Always try to find a replacement in all case to reduce your security deposit loss.

Smoking.

Always double check with the landlords if smoking is accepted in the accommodation.

Pets.

Children

Always double check with the landlord if childrens are accepted in the accommodation.

Check in & Check out

The check-in and check-out are critical moments during your stay with Here Real-Estate agency. During the check-in, our team of local agents will be here to accompany you in this process.

Few tips for the check-in: take pictures and videos to avoid future litigations with the landlord when the check-out time comes. Same goes during the check-out: take pictures and videos to avoid extra litigation with the landlord after the check-out.

Please note that all outstanding amounts will be deducted from the security deposit such as: utilities fees, unpaid rent amount, unpaid service fee, etc.

Police & Registration

Important when coming to China: the police registration. First thing when arriving in China is the police registration that can be done online or at the nearest police station.

Important about the police in China as well, please be reasonable with doing noise at night (after 10.00pm) as your neighbors may call the police, creating unnecessary trouble during your stay.

Utilities

The utilities are paid monthly or bi-monthly in most cases, the utilities are made of three (3) components: water, electricity and gas. Always pay attention to your electricity consumption in summer when using the AC system and in winter when using the floor eating, wall eating and AC system.

The utilities are usually paid directly using Alipay / WeChat Pay dedicated utilities feature.

Always pay the utilities in time to avoid disruption from the local suppliers, please note that all outstanding utilities amounts will be deducted from the security deposit if unpaid.

WiFi and Data

WiFi is usually not included in the accommodation, we recommend using China Telecom with the 200mo plan at around CNY2,000 / year. Please note that because of the firewall, data might be significantly slow for browsing international websites, using a VPN is highly recommended.

For the mobile data plan, using China Mobile is recommended, in China, you will always have to top-up your plan, it will usually cost around CNY100 per month. Same advice as for the WiFi, using a VPN is highly recommended.

Management Fee.

A monthly management fee of CNY349 per month and per tenant is applicable covering the following:

  • Wifi

  • Utilities (capped to CNY200 per month and per tenant)

  • Bi-monthly cleaning and bedsheets change

Other.

Late payment fee shall apply for any late payments as per lease contract.

In case of contract renewal please note the following one-time fees:

Properties.

All the FlexPals accommodations come fully furnished and equipped. All the bedrooms are also fully furnished with beddings (duvet, pillows, bed sheets, etc.).

Utilities.

The utilities are included in all the FlexPals accommodations as follows: water, gas, electricity (capped at CNY200 per tenant/month). FlexPals reserves the right to proceed with utilities regularization in case of abusive used of the utilities by the tenant(s).

Cleaning.

Some FlexPals accommodations are included free cleaning of the shared areas, please contact us in our private groups for more information.

Check-in & Check-out.

The standard check-in time is 2.00pm CST, but can be accommodated on a case by case basis.

The standard check-out time is 10.00am CST, but can be accommodated on a case by case basis.

Both the check-in and check-out can by done by the tenant(s) or with the FlexPals team.

Shared Areas.

Some FlexPals accommodations have shared areas (kitchen, living room, gym, etc.) for the benefits of all the tenants living inside the accommodation. The shared areas are free of use.

Recurring Services.

The recurring services under FlexPals accommodations (may not apply to all the FlexPals accommodation) are the following:

  • Bi-monthly cleaning of the common areas

  • Bi-monthly change and cleaning of your beddings

Each FlexPals accommodation is unique with different styles, furnitures, level of services, if you have some specific needs, feel free to contact us.

Lease Agreement.

Terms of Service.

The lease agreement has no minimum duration (starting from 1 night), in case of breach of the lease agreement (early termination), the security deposit will be retain by FlexPals.

All the FlexPals accommodations are none smoking, please note a penalty and cleaning fee of CNY2,500.00 applicable per breach.

All the FlexPals accommodations are not pet friendly, please note a penalty and cleaning fee of CNY2,500.00 applicable per breach.

Couples.

All the FlexPals standard rooms are for one (1) tenant maximum, only the FlexPals master bedrooms can accommodate up to two (2) tenants maximum.

Children

We unfortunately do not admit children in our FlexPals accommodations.
